House hunting on a budget? Tips to refine your property search

Finding the right house is less about waiting for perfection and more about knowing where to compromise and expand your search options.

Many South Africans begin the process of purchasing a property with a clear idea of what they want, be it a modern kitchen, the perfect suburb or even a view of the mountains. While having a wish list is perfectly acceptable, buyers looking for property in some of the country's most sought-after markets may find that holding out for a property that ticks every box could be preventing them from finding the right home.

“In competitive markets, buyers often have fewer properties to choose from, especially within specific price brackets,” explains Adrian Goslett, CEO and Regional Director of REMAX Southern Africa. “Instead of asking whether the perfect home is available, a better question might be whether your search criteria are allowing you to see the best opportunities that exist within your budget."

This is particularly relevant in the Western Cape, where property prices can place additional pressure on buyers' budgets. According to the REMAX National Housing Report for Q1 2026, the province's average sale price on the REMAX network reached R3,357,917 during the first quarter of the year, 72.1% higher than the average of R1,951,230 across the rest of South Africa.

"With prices at this level, buyers are often faced with fewer options within their budget, particularly in high-demand suburbs where available stock is limited. As a result, being flexible on factors such as finishes, layout or even neighbouring suburbs can significantly increase the chances of finding a home that meets their long-term needs," he says. 

Goslett notes, however, that buyers shouldn’t necessarily lower their expectations, but rather prioritise what matters most to them. “One of the first things you need to ask yourself is: what are my non-negotiables and what are my nice-to-haves?”

“Your non-negotiables should be the things that will genuinely affect your day-to-day life, such as location, budget, and security - things that are hard to change. On the other hand, nice-to-haves such as a newly renovated kitchen or outdoor entertainment space are features that can often be improved over time,” he explains.

Beyond refining their property search, first-time buyers should also consider the financial and practical factors that can influence their homebuying journey.

Additional tips for first-time buyers

Pam Naidu, Director of Sales and Marketing at Devmco Realty, shares six key considerations for first-time buyers:

1. Location matters - think micro and macro. Beyond the suburb or estate, consider the specific position of the property and what it offers, such as views or accessibility.

2. Ensure financial stability. Keep your debts and credit commitments under controlparticularly when preparing to apply for a home loan.

3. Set a realistic budget. Know what you can afford and stick to it so the homebuying experience remains enjoyable, not stressful

4. Work with a trustworthy real estate agent. Your agent can help guide the process, schedule viewings, and negotiate on your behalf - so choose someone credible and aligned with your interests.

5. Get pre-approved. A pre-approval helps set realistic expectations before you start house hunting.

6. Consider additional buying costs. Transfer costs, bond registration and other expenses associated with buying a property can easily be overlooked by first-time buyers, so it is important to factor these into your budget from the outset.
