SCREENING OF TENANTS
All applicants are rigorously screened with credit, personal reference and employment checks prior to signing a lease agreement. Payslips, bank statements, and Identity documents are all required. To promote harmonious living, we ensure that people of similar lifestyles are selected to match the existing tenant mix.
SIGNING A LEASE
A Legally binding lease agreement is drawn up to protect both landlord and tenant by clearly defining the approach for rental payments and collections, increases, deposits, maintenance issues and damages claims. Our experienced professional consultants ensure that all lease terms and details are well understood and handle the lease signing. Copies of the signed lease agreement are issues to the tenant for easy reference.
Deposits are necessary to protect the landlords investment and as a security to cover any damages caused. Deposits are invested in a savings account and refunded when a final inspection is done and all service charges are paid up to date.
We conduct pre- and post- occupation inspections of rented properties, itemize damages and provide quotes for the restoration of the property. The final account for restoring the property to the standard defined by the pre-occupation inspection, allowing for fair wear and tear, is offset against the deposit balance before being refunded.
REPAIRS AND MAINTENANCE
Our maintenance contractors will arrange any plumbing, electrical, painting or general repairs within the parameters of the agreement signed by the Landlord. Even insurance claim will be dealt with efficient and effectively.
RENT COLLECTION, OWNER REPORTING AND FINANCIAL MANAGEMENT
Rent is collected at the beginning of the month in advance as per lease agreement. Net rental income is transferred electronically to the nominated account of the landlord as soon as practically possible. Financial reports for the landlord is then sent via email, fax or posted to provide detailed payment information.
